• Prepayment:
A partial prepayment of 50% of the base rental amount is due when you make your reservation.
The balance is due 60 days prior to your arrival. We accept checks for US funds, money orders or credit cards
(Visa, MasterCard, American Express & Discover).
• Cancellation Policy If you cancel more than 30 days prior to arrival, you will forfeit your
50% rental deposit unless we are able to rent the same property for the same rate and dates. If you cancel
within 30 days of your scheduled arrival, you will forfeit the full amount of your rental unless we are able
to rent the same property for the same rate and dates. In either event, if we are able to rent the home for the
same dates you are entitled to a credit which may be used to rent any of our homes within 24 months of your
originally scheduled arrival date. There will be no refunds for early check-outs, no-shows or inclement weather.
Travel insurance can be purchased and is highly recommended. Please ask for further information or contact your
preferred insurer
• Cleaning Fee: A cleaning fee of $150 will be
added to the base rental rate. Accommodations will be
cleaned prior to check-in. Bed and bath linens and a starter supply of amenities are provided. Additional cleaning
service is available upon request for an addition charge. After check-out if it is determined that the client has left
the home in a condition which requires cleaning beyond what is normal and customary the client will be required to pay the additional associated expenses.
• Arrival/Departure: Check-in time is 4:00 p.m. Check-out time is 11:00 a.m. Exceptions to this (based on occupancy) are rarely possible. Arrangements can sometimes be made to store luggage for guests. Please ask for further information.
• Renter Agrees: To be responsible for any damage to the premises, excluding normal wear and tear. An additional
cleaning charge may be incurred if upon departure the property is found to require more than the normal departure cleaning.
Owner or Agent will not be responsible for any damages to your personal property, or liable for any accident that may occur to
you during your occupancy. Owner or Agent may enter the premises at a reasonable time for the purpose of making repairs or for
routine maintenance. Owner or Agent is not responsible for articles of personal property left on premises. We make every attempt to
assure that the property you have rented is in good working order when you arrive. If you have any maintenance problems, they will be
handled in a timely and professional manner. Should the property become unavailable for circumstances beyond the reasonable control of
the Agent, the Agent may substitute the best available, comparable accommodations for the same time period.
• Pets: Pets are not permitted in our homes without prior
written approval.
• Telephone: Telephones are available for local calls only. Long distance calls must be charged to your personal phone card,
credit card or by use of cell phones. Fax service can be provided by Scottsdale Vacations. The fax number is 602-957-2988.
• Pool Heating: Included in your rental and upon request, private pools will be heated to 80 degrees. Heating to higher
temperature will require an additional charge based on the season. All homes with heated pools are equipped with the highest quality
heat pumps on the market today. During periods of time when the ambient air temperature is below 48 degrees the heat pumps will automatically shut down.
• Home Security: It is the responsibility of every guest to securely lock the premises when they are not at the home.
This includes all of the home’s doors (including garage door) and windows and also applies to the check-out date.
